About the project: This 17 level serviced apartment building was constructed over 3 levels of basement in loose beach sand. The lowest basement is constructed 8 metres below groundwater level. The unique design of the basement slab consisted of a piled raft foundation. Short piles were founded into a layer of dense sand coupled with a shallow raft foundation allowing considerable savings in the structure to be achieved, compared to the original structural engineering concept.

The building over is constructed using precast concrete walls and columns throughout. Walls being utilised as shear walls for lateral building stability were coupled together using a unique system, allowing floor construction cycle times to be reduced, leading to a reduction in the construction programme allowing the building structure to be completed early ahead of programme.
