About the Project: Oceans Resort is a nine level residential apartment building located at Mooloolaba on Queensland’s Sunshine Coast. A ground floor retail precinct arcade at street level and a theatre level required the design of the building over to be transferred above utilising an efficient transfer floor structure due to the requirement to provide large column free spaces under at the retail level. This provided maximum flexibility for the retail and commercial areas for the future.

The project has three level basement car park founding below the groundwater table. A secant pile retention wall was adopted for the perimeter basement walls. These walls were designed for adjacent building loads and provided support for these adjoining buildings. The secant pile walling system provided water resistance for the carpark due to it being permanently submerged underground water.

Design of the floor structures in the residential tower were designed to provide a flat soffit, simplifying formwork and increasing the speed of construction. Load bearing precast concrete walls were selected to provide a high quality finish and reduce construction time. Significant cost savings to the building were realised as a result of this design approach.
